Driveway and garage apron repair

Fix the lip at the garage door, slabs undercut on a sloped drive, and low spots that send water toward the house.

Garage aprons are poured over the soil that was dug out and pushed back in around the foundation, so they're among the first slabs to sink. In Sioux City, driveways have a second problem: many run up or down a hill. Rain sheeting down a sloped drive finds every open joint and edge, and on loess soils it can carry a surprising amount of silt away from underneath.

Signs your driveway needs attention

  • A step down from the garage floor to the apron
  • Gaps opening along the edges of a sloped drive
  • Slabs tipping toward the garage or house
  • Puddles or ice in the same low spot every time
  • Joints wide enough to fit a coin

Level, patch or replace?

A slab that has dropped but is still solid can usually be leveled. Surface scaling from salt and freeze-thaw is a separate problem that lifting doesn't solve. A driveway broken up across most of its length is usually a replacement job.

The approach is the city's concern too

The part of the driveway between the street and the sidewalk usually sits in the public right-of-way. Before work on that section, check with your city about permits. In Sioux City, Engineering at City Hall handles right-of-way permits.

Fix the runoff

On a hillside lot, the best repair is a lift plus a plan for the water: downspouts carried past the end of the slab, sealed joints, and soil built back up along the eroded edges.

What affects the price?

  • Number and size of slabs
  • How far they've dropped
  • Whether any slab is cracked through
  • Grade and access
  • Sealing and drainage changes

Pricing comes from the contractor after a site visit, once they've measured the drop and found what's under the slab. We don't quote prices, and the city's own sidewalk rates aren't a guide to what a private leveling job will cost.

Common questions

Why is my garage apron lower than the garage floor?

The apron sits on backfill that has settled, or soil under it has washed out. Leveling fills the void and brings the slab back up to the floor.

Can I drive on it right away?

After foam, often within an hour. After mudjacking, contractors usually recommend waiting longer. Ask your contractor.
